Follow these tips and you will attract more potential buyers.
Pictures are usually what first motivates a buyer to be interested in a home. So, we want to use the best pictures possible in our internet and printed promotional materials. So, before deciding to put your house on the market, try to take some pictures under the BEST possible circumstances. (leaves changing, after a snowfall, at sunset, when the flowers are blooming or after a good rain when the lawn is its greenest). If this isn't possible, we can take some once we start working together.
Always try to make a good first impression. A well manicured lawn with clear sidewalks and steps (removal of ice and snow) will go a long way.
A welcoming front door is important. Keep it clean and newly painted if necessary. Adding a seasonal door decoration can also add a warm inviting touch.
Some decorating can help. Fresh paint covers up faded paint, scratches and smudges.
Clean your windows and open the drapes, to let in the light.
A clean kitchen is important. Clear the counters of clutter and be sure to organize kitchen cabinets, and clean the stove, over, refrigerator and dishwasher.
Clean the bathrooms. Repair caulking in bathtub and shower. Remove soap film from shower door and ceramic tile. Fixtures should shine and the floor should sparkle. Open a window and let the air in.
Pick up the house by removing excess furniture, newspapers, toys, and other articles. And clear items from stairways.
Well organized closets give the impression they are sufficient in size.
Clear out storage areas, attics, basements and laundry rooms.
Give some attention to appliances to ensure they work properly, don't make any unnecessary noise and that they look their best.
Make cosmetic repairs. Squeaky doors, loose door knobs, cracked molding, leaking faucets can make your home look neglected.
During evening appointments, be sure to turn on porch and other outdoor lighting and make sure the house is well lit for prospective buyer .
